With severe weather events rocking the country with increasing frequency in recent years, homeowners are reminded of the importance of protecting their property to withstand the forces of nature. To this effect, not all building materials are created equal, with some doing a better job than others in protecting the home from wind, moisture, fire, and impact damage. Keep reading to discover more information about 7 of the most weather resistant home building materials on the market. 1. ICF FramingFor decades, homes were primarily framed with wood panels made from oriented strand board. Such a great post to Re-Blog.  My wife and I bought a house in 1978, sold it 8 years later, only to find that the land our garage was on was never deeded to us.  Took 12 months to clear up. Bill  When a property changes from one owner to the next during a real estate transaction, a title search will be done and a new title insurance policy will likely be purchased. During the closing on your home, you likely had a title search done - and you probably purchased title insurance. And, now that you have taken the step to refinance, you may feel as though you don’t need to worry about title insurance since you already purchased the policy before - and the property is not changing hands, right? Wrong.  When you are refinancing, your lender will almost always require a new title insurance poli...

I have recently need a good amount of properties go up for sale shortly after the owners bought the house in the Danbury,CT area. I can think easily of about a dozen properties in my market that things didn't work out after their closing and now the owners are in a position where listing their home for sale is a necessary matter. Keep in mind the following as part of your decision making process.-Expense:  There are settlement charges associated with the sale of your home. They include real estate service fee, real estate conveyance tax split between the town and the state, recording fee, and your attorney's fee. You will also have you pay your movers. You will also get back at closing any taxes that is paid in advance and reimbursed for any remaining fuel. -Are you are aware of any hou...

I chose the photo that goes with this post for two reasons. Firstly there are two parts, one non real estate related and the other definitely real estate related. The MarinesWhen our son joined the Marines, I blogged about his progress, and when he went to Iraq I shared his emails and photos. It was a way for me to cope with the stress. He was in a Special Forces Unit that was at the sharp end of the spear, a Recon Marine.  Initially, his emails were light and it sounded as if nothing was happening. Then we got a call from his girlfriend. "Had we heard from Jeremy, something had happened to men in his unit." Well, everything changed then, on that first tour he lost twelve of his friends. As I blogged I was supported by friend and aquaintances here in the Rain. That was a success for me t...

Here’s why. What is Title Insurance? When taking ownership of a property, you need to make sure that there are no issues with the title. This is why title companies perform a title search befor...

There are many terms used when purchasing a home revolving around value. We touched yesterday on the assessed value. Many people presume the appraised value is going to be equal to the appraised value, but this is not always the case.Firstly, let's talk about fair market value. Generally what a buyer is willing to offer and a seller is willing to accept is fair market value. With multiple offers that value may be higher than the asking price for a home. We have definitiely seen that over the last two years with the lack of inventory and the number of buyers taking advantage of the ultra low interest rates we were experiencing. What that caused was many situations where the appraised value did not equal the fair market value agreed upon by the buyer and seller. Why not?Whilst the buyer pa...

When you first start blogging it might seem like a LOT of work, and a lot of work with no visible return.  You're starting at zero and there's a lot of downward pull to stop you from achieving orbit and being found by referring agents and consumers who might want to buy or sell a home in your area. You've got to learn how to blog, to identify your target audience(s), gather information, develop enough content of the right types to establish a reputation and get your posts found. That seems like a lot to learn doesn't it?But here's the good news, there's plenty of information readily available to get you launched.I didn't initially know what I needed to do when we joined ActiveRain many years ago, but I knew we NEEDED to blog.  While we've lived in Ohio for 30+ years, we're not native to t...

What Are Abandoned Homes?Abandoned homes are those that an owner voluntarily left on their own free will. When houses are not occupied for many years they are considered abandoned properties. For properties to be considered abandoned, there must be clear evidence that the owner has given up their rights to the property, as well as a demonstrable intention of the owner to relinquish their control. The state may seize the property through legal action if the property owner cannot be reached after a certain period. An abandoned house is one that has been left unoccupied and vacant due to foreclosure, bankruptcy, or other financial or legal reasons. Local governments usually are not collecting property taxes anymore from the original owner. Most homes that are abandoned are typically in need o...

Beautiful Beckett wanted her ears pierced for her birthday. Her birthday falls in August and with the heat wave Austin experienced this summer, swimming was an everyday event, a definite conundrum.                        Beckett learned there was a six week wait to go swimming after your ears were pierced. After deliberation she agreed she’d schedule an appointment the first weekend in October.Sunday was the big day and what a determined young lady. No tears just a very stern resolve! Love the smiles after both were pierced, it was defintely worth the wait!  "Some things are worth the wait." Tyler Hoechlin

Use seller paid closing costs to sell your home fasterMinneapolis, MN: The real estate market has changed very dramatically the past few months as mortgage interest rates took a big jump, slowing down buyers and removing a lot of the crazy multiple offers being made.As homes are taking a while longer to sell, common tips that simply disappeared the past few years are coming back. Here is are some great tips for selling your home faster by helping the buyer. What Are Seller Paid Closing CostsSimply put, seller paid closing costs help buyers, and that helps you, while generally not really costing you anything.Don't drop your homes selling price, instead offer to pay some or all of the buyers closing costs. A $10K price reduction may save the buyer $30 or $50 per month, but $10K in seller p...
