This report covers the entire residential market, including single family homes, townhouses, condominiums and manufactured homes.  The Kalispell residential market remains a strong sellers market, but there are a few signs that changes might be coming.  Sales VolumeIn the month of April 2022, there were 100 residential sales in Kalispell which is 33% more than last year and 83% more than last month. That is quite a jump from the previous month. Because there are currently 162 homes under contract, which is 7% less than the same time last month, next month's results should be relatively flat or perhaps even decrease a bit.  InventoryIn terms of available homes on the market,...

A common question buyers of land may have is, "Can I subdivide my Kalispell land?" There are various reasons for this question. Buyers may wish to split the land among family members, giving each a deeded piece of property. Or they might want to gain income from the sale of a few pieces, and live on the remaining parcel. Or perhaps they want to purchase land as an investment and subdivide for a development. Whichever of these is true, the answer to the question "Can I subdivide my Kalispell land?" is "It depends." The two major types of land divisions in our area are: family transfers and subdivisions.Family transfers allow a land to be divided and exempted from subdivision review. Specifically, this kind of transfer means the land is being sold or gifted to a member of the landowner's ...

Wildlife is prevalent in the Kalispell, Montana area. I recently wrote about the thrill of watching a healthy herd of elk as well as the always-present deer and turkeys. There are other animals that can also be found in our Kalispell woods.  Although the most common animal sightings in our area are turkeys, deer and elk, there are many other animals we've either seen or seen sign of. Coyote: We only saw one coyote, and he was moving too fast to even get a photo. One day a few years ago, we were taking one of our walks down the driveway and we heard something coming our way. As we watched, a coyote bounded across the ground, racing towards our neighbor's ranch. A few seconds later we heard frantic squawking of turkeys. You can just imagine what happened.Mountain Lion: We haven't actually...

As mentioned in my January 2022 version of this report, many people in the Flathead Valley believe that all the real estate activity is a result of out-of-towners. And while there are definitely out-of-state buyers, it's interesting to see the specific details of exactly who is buying and selling in Kalispell and the entire Flathead Valley. In the month of February, 267 properties changed hands in Flathead Valley. These properties included land, single family homes, townhouses, condominiums and manufactured homes. Of those sales, 64% were conducted by local Montanans. That means 36% of the purchases in February were made by out of state buyers. This is a higher percentage of purchases than in the previous month when 24% of transactions were with out-of-state buyers. This information does...
