What do we have here?  What,  do you think,  this is?There is a story behind this. So, here is what happened.  I left out some bean sprouts, for about 48 hours. On purpose.  This is what,  the bean sprouts, looked like, after 48 hours.  Can you imagine is water leaks in a home or building, what could be growing, behind walls and underneath floors?  People do not even want to imagine, the nasty that can develop. Here is my point with this photo.  Can you imagine, people leaving the home wet, after a water damage?  Can you imagine not extracting the water and leaving the water in the home to dry on its own and not extracting the water out and not bringing in fans to help in the dry out?  I see it so many times.  Why do people let a Water Damage or Water Removal, dry out on its own?  Many ...

My name is David Snell and I am personally getting tired, of all the sales calls! Are You?  Why are people blowing up my phone, to sell me?  Do they think, cold calling works?  Do people really want to be bothered with sales calls?  No wonder, people do not want to pick up there phone, these days!  People are afraid to be sold too or solicited, for some thing.   It has gotten so bad with all the sales calls and they are starting up again.  Oh my goodness!  Are they starting up again.  I am getting anywhere from 15 to 30 sales calls a day now and it has gotten so bad with sales calls that I want to about scream out.  Wink.  I have no problem with  others reaching out to me by telephone, to get to know me but STOP,  the selling!  Please, stop the selling! Cold calling does not work!  If s...

Do you see a problem or issue,  with this photo?  Look, very carefully.  I would remove this duct work as well as replace this duct work.  Replace with new.  Notice the insualtion that is around the duct work?  This acts like a sponge and holds water so it is best to remove it. This was a crawl space that had water damage from the kitchen and water affected the kitchen area as well as water got down into vent and the weight of the water disengaged duct work in crawl space.  Notice, any other issue?  Do you see any other issue? Water damage can create so much havoc to homes, if not corrected.  Think water.  Think Water Damage.  Think Mold Damage and think Mold Removal. If you ever have a Water Damage, what do you do first?Think, turning off the water to home until the leak or plumbing is...

I got the above from Kelly's Tree House.  Courtesy of Kelly's Tree House from Face Book. It is during the worst storms that we face and go through that we will get to see,  the true colors of other people and if they really have our back and care about us or they do not care about us.  How many people do you think really care about you?  Oh, you will find out.  It will not be during your good times or times of prosperiety but during the times when you are down and sick or bed ridden.  You will get to see who comes to see you in the hospital and who comes to see you at home during your time of need.  I am better off knowing now, who has my back and who does not.  I will endure and I will surrive. I have been bed ridden 3 times in my life and during these times, it has been a time that I ...

My name is David Snell and I have lived and traveled all over the world.  Some of the places, I have lived in, are: South Korea, Indonesia, Sweden.  I have also been to Japan and traveled there many times.  It is very kind and respectful to take off your shoes upon entering the home.  These shows respect to the people you are visiting and it also is good because the home is kept cleaner by not wearing shoes, in the home or building.  Keep the building clean and it keeps it so you do not have to vaccuum or dust as much. In America, I do not see people taking off there shoes very much but, when a family does take off there shoes, upon entering the home, I certainly follow the custom because this certainly is a sign of respect.  Some times, I take off my shoes upon entering my home and whe...

This is my client Don.  This is a photo of my client Don and David.I believe in making it about the relationship and NOT the Sale! I was retained by Don and his wife,  Denise,  to perform an inspection to there home, with sampling and Mold Testing.  I performed an Infrared Scan with penetrating and non penetrating,  moisture level readings. Also, did a visual inspection around the out side  of there home and found issues that need addressing, which I will do. How many of you are making it about the Relationship and Not the sale?  If you are making it about forming relationships and there is trust, the client will usually do what you suggest.  If, you are making it about the sale, there usually is not much trust.  So, make it about the relationship and form relationships with others and ...

Do Rising Home Prices Impact Your Net Worth In The Charlotte Region (Or Anywhere Else, For That Matter)? There’s been a lot of buzz lately about homes are selling for record prices and it’s got everyone talking and many asking if they should sell their homes now. A good portion of every family’s wealth comes from the equity in the home they live in. As the value of their home (an asset) increases so does their equity. That's one reason why the net worth of homeowners is 40X that of renters.  Today, we’re seeing home values appreciating at a rapid pace due to a lack of inventory and pent-up demand, giving an unexpected financial boost to many homeowners. What if you don’t have any immediate plans to buy or sell a home? Should rising home prices still matter to you? We've addressed that v...

Latest news on the Greater Charlotte region's real estate market in May 2021. What you need to know and what it means for you...  May 2021 saw the continuation of the strong housing market in the greater Charlotte region in 2021. Charlotte region's real estate market has effectively bounced back from the effects of the pandemic-related lockdowns in April and May 2020. With the "feeding frenzy" when new listings come on the market, multiple offers over asking price, it's begun to feel like a version of the "hunger games" in Charlotte region's real estate market. May's closed sales activity showed buyer interest and demand returning to and exceeding pre-pandemic levels thereby straining inventory. Pending sales would have been much higher in May if the inventory had been available.  Hist...

Buying a house is a significant financial investment, but once you've found the home of your dreams, you'll need to figure out how much of a down payment you want to make. Most homebuyers believe that buying a house requires a 20% down payment. However, you may only need a down payment of as little as 3.5 percent to buy a home in Charlotte, NC. In fact, you may need no down payment at all. The times have changed, and a smaller down payment is now possible. Smaller down payments are even encouraged in certain situations.  At the same time, a larger down payment will help in various cases. There are many variables to consider when deciding how much money you'll need to buy a home. When it comes to the down payment, there are several factors to consider before settling on the amount.  What...
