Think about it -- which of these is of more value to you: “Now is the best time to buy or sell a house!” or “Real Estate Market Report for Yourtown, Yourstate?”

Not only is this section of ActiveRain chock full of up-to-date real estate market reports but market statistics and market trends as well. Best of all, they're written in plain English by the experts – those that actually work in these markets on a daily basis.

Numbers do talk. As a REALTOR®, keeping up with our market data is crucial as we navigate listing and selling homes. Paying attention to the nuances can make or break an offer, getting a home sold, and being realistic with our clients. For our market here in Hood County, Texas, we can learn a lot from these numbers. The median Sales Price is up quite a bit in just one month. There are several factors that can cause this to happen. First, as we have seen interest rates soar, many of the available buyers have dwindled. Secondly, many listings may have been removed from the current market for various reasons.THE TAKEAWAY REGARDING MEDIAN SALES PRICE: Sellers will need to understand that the correct list price is essential. Although the median price is up, the number of closed sales is down.T...

Number of Homes for Sale Up from Last Year, but Below Pre-Pandemic Years The biggest challenge in the housing market right now, and likely for years to come, is how few homes there are for sale compared to the number of people who want to buy. That’s why, if you’re thinking about selling your house, this is a great time to do so. Your house would be welcome in a market that has fewer homes for sale than it did in the years leading up to the pandemic. According to the latest Monthly Housing Market Trends Report from realtor.com: “There were 65.5% more homes for sale in January compared to the same time in 2022. This means that there were 248,000 more homes available to buy this past month compared to one year ago. While the number of homes for sale is increasing, it is still 43.2% lower ...

Experts Forecast a Turnaround in the Housing Market in 2023The housing market has gone through a lot of change recently, and much of that was a result of how quickly mortgage rates rose last year. Now, as we move through 2023, there are signs things are finally going to turn around. Home price appreciation is slowing from the recent frenzy, mortgage rates are coming down, inflation is easing, and overall market activity is starting to pick up. All of that's great news for the housing market this year. Here's what experts are saying. Cristian deRitis, Deputy Chief Economist, Moodys Analytics: The current state of the housing market is that it is certainly in transition. Susan Wachter, Professor of Real Estate and Finance, University of Pennsylvanias Wharton School: Housing is going to ea...

I have had to step away from blogging for a few weeks to manage my own STR, prepare for taxes for my container home business, and work with several real estate projects. What I felt like sharing today is that I am having to learn by trial and error to really launch my STR business, which has struggled by not being sufficiently involved.  It seems every time that I try to do something with this property it goes sideways including hiring "professionals." A real stressor in my life. I was able to find a quality coach that is helping me for free for now, to determine if he is willing to coach me, or not, based on the actions that I take, aka coachability.  I think it's pretty cool that my coach has enough respect for himself and his time to not just take any client. He reviewed my listing ...

Bend Home Sales Facing New Twists and TurnsThe road ahead for Bend home sales in 2023 is facing many changes from that seen in 2022. Although the fall 2022 Bend real estate market experienced a season of transition with a significant slowing of home sales, the change should be looked at in relationship to the market prior to the Covid-19 pandemic and resulting real estate boom. While the road ahead appears to be in a "slow down" mode, it is all relative to an overall healthy market more balanced between sellers and buyers. When January 2023 is compared with January 2022 for Bend single family home sales, the following changes are noted: Average sales price up 7.9% to $849,680* Median sales price up .3% to $684,950 New listings down 27.8% to 109 Homes for sale up 59.4% to 204 Pending sale...
